Can you hold a property before I apply?
No. Properties are leased on a first-come, first-served basis with a completed application and all required fees. We recommend applying promptly if you're interested. -
Do I have to pay first and last month’s rent along with the security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit. Some properties may also require last month’s rent. -
How old do I have to be to apply?
You must be at least 18 years old—or the legal age in your state—to apply for a rental and sign a lease. -
Is the security deposit refundable?
Yes. Deposits are refundable provided there is no damage beyond normal wear and tear, and all lease terms have been met. Deductions may be made for unpaid rent, damages, or necessary cleaning. -
Who needs a cosigner?
If an applicant does not meet income, credit, or rental history standards, a cosigner may be required. Cosigners must meet our financial criteria and sign a guarantor agreement. -
How do I apply for a property?
Applications can be completed online or in person. You’ll need to submit a fully completed application, pay the application fee, and provide required documents such as proof of income and valid ID. -
How do I pay rent?
We offer several payment methods, including online payments through the tenant portal, bank transfer, or check/money order, depending on the lease terms. -
Can I have a pet?
Pet policies vary by property. Please check your lease agreement and contact us for approval. Some rentals may allow pets with a pet deposit or monthly pet rent; others may have restrictions. -
What if I want to move out but my roommate wants to stay?
All tenants are jointly responsible for the lease. If one tenant wishes to remain, they must qualify on their own or secure approval for a replacement tenant. -
What should I do if my lease is ending and I plan to move out?
Review your lease for the required notice period and submit your written notice to vacate before the deadline. This helps avoid penalties and ensures a smooth transition. -
Who handles repairs and maintenance?
We handle all standard maintenance and repair requests. Tenants are responsible for issues caused by neglect or misuse. Submit maintenance requests promptly through the tenant portal.
